A HOSTEL AND THREE NEW HOTELS IN MESTRE (VENICE): A 70 MILLION € INVESTMENT AND 740 STERCHELEGROUP BATHROOM PODS FOR CA’ MARCELLO

Nearly two thousand beds close to the railway line, five new buildings near the railway station and in direct connection with the “Ponte della Libertà” (the access bridge to Venice, ndr).

In 22 months of construction, not without disputes and controversy due to the increase of low-cost tourist pressure on the lagoon city, the Austrian financial company Mtk Developments has achieved the redevelopment of Ca 'Marcello in Mestre town.

In a 16 thousand square meters area, between the railway, the homonym street and the railway overpass, the project, signed by the Venetian studio Luciano Parenti, has provided for the construction of a hostel, three hotels, three commercial spaces, a square, a playground, meeting spaces, green areas, a cycle path, direct connections to the station platform 1 and various interventions of urban reconnections; all equipped with a series of services, especially parking lots, partially provided by two silos.

The first hotel is already operational, but the official inauguration of the complex is scheduled for today Thursday 20 June. Within July, all facilities will be operational and bus rides in this area have already become frequent.

More in detail, in Ca ’Marcello area the Leonardo Royal Hotel was built, a four-star superior hotel with 244 rooms and 225 square meters of conference spaces and a restaurant open to the public. It is the third Italian hotel of the brand that belongs to the Israeli chain “Fattal Hotels”, which owns 350 facilities in total. The Rent Apartments is managed by the Irish group StayCity with 175 apartments.

 

Further there is the Wombat's Hostel with 112 rooms, run by an Austrian chain and the 7 Day Premium Hotel, with 208 rooms, a budget hotel run by a Chinese chain that owns 3,000 facilities in China. The hostel and three hotels are served by two car parks, one in the Eastern side, with 253 parking spaces and 16 motorcycle seats, and one in the Western side, with 266 parking spaces and 80 motorcycle seats.

A building replacement project, where the new buildings were subordinated to the complete demolition of the pre-existing industrial buildings, characterized by a good dose of industrialization: an almost mandatory choice to reduce time to market and guarantee the required performances.

«A hotel is a tailor-made suit for those who manage it” - says the architect Parenti, who leads a studio specialized in the hotel sector, with a turnover varying between 2 and 3 million per year – “and when Mtk identified the brands that guaranteed long-term management, we had to deal with the performance specifications of the four structures.

For buildings facades we have proposed a framework of precast concrete panels, in the chromatic gradation of beige, alternated with full-height windows. We took advantage of a patent of the Setten company in Oderzo, which worked on the site in a temporary joint venture with Di Vincenzo from Pescara and Pianca. Again, for the 740 bathrooms provided by the project - he adds - we have made mock-ups with Sterchele, a company based in Vicenza- and industrialized bathroom pods arrived on site already tested, ready to be installed in the structure; a considerable saving in terms of time».
